For homes that have a basement, especially if they are located on a slope and in a region with heavy rain, you should consider having a sump pump installed. A common problem for many homeowners if basement flooding. Sometimes it can be caused from dirt that has pulled away from the home, allowing a gap for rain or snow runoff to seep down into the basement and other times, it is simply that the basement walls are cracked. When a basement floods, personal belongings are damaged, mold and mildew become a problem, and the home begins to smell musty.

To add protection to your home, a sump pump kicks into gear when water starts filling the room. You will even find that some homes are required to have a sump pump before they can be sold or purchased. This would generally be for homes in high-risk areas, which adds protection from liability for builders, sellers, and buyers.

A sump pump is comprised of four primary parts. These include the ground-water collection system, pump, sump tank, and outlet drain. The way a sump pump works is that when water begins to seep into a basement, it is collected by drain rock and tile that would be buried down along the foundation of the home. If the basement is in a high-risk area, the drain rock and tile could also be added underneath the floor. The tile will help to carry the water to the sump tank, which is the part of the system that is buried down into the floor of the basement.

The sump tank, which is also referred to as a �basin�, �sump pit�, or �crock� is usually made of steel, concrete, clay, polyethylene, or fiberglass. The actual tank size will vary but the standard size is 18 inches in diameter and approximately three feet deep. The sump tank will be placed at the lowest place in the basement, have a hole on either side for the incoming drain tile, and a lid. Once the water fills the tank to a certain level, a float similar to what you would find with your bathroom toilet is moved, activating the pump.

Most sump pumps are electric and can be operated using standard electricity in the home. You can choose from a pedestal or submersible style pump, which sits down inside the tank. With the pedestal model, there is a protruding column that comes up through the lid and the motor is then located on the column. No matter the model you prefer, both draw water in through a filter trap and then discharged through a pipe or hose. When the tank has discarded all the collected water, the pump�s motor will be turned off automatically.

If you were handy, you can buy a sump pump for $100 to $500 and install it yourself. If not, you can hire a professional to do the work for you. Just remember that a good submersible sump pump will last you anywhere from five to 15 years while a pedestal type can last for as long as 30 years....
